Installation of smoke and carbon monoxide detectors:

 

From 1st October 2015 when properties are occupied by tenants, the landlord must ensure that:

 

  • a smoke alarm is equipped on each storey of the premises on which there is a room used wholly or partly as living accommodation;

 

  • a carbon monoxide alarm is equipped in any room of the premises which is used wholly or partly as living accommodation and contains a solid fuel burning combustion appliance;

 

  • Checks must be made by or on behalf of the landlord to make sure that each prescribed alarm is in proper working order on the day the tenancy begins (if it is a new tenancy), as well as overall system compliance in the way of device locations etc.

Regular maintenance and safety checks including Portable Appliance Testing:

 

The Electrical Safety Council's Guidance recommends portable appliance testing to satisfy the obligation to ensure that any portable electrical appliances such as kettles, fridges, washing machines, TV’s etc which the landlord provides under the tenancy are safe at the point of letting and at periodic intervals after that.

 

Faults in electrical equipment pose a potential hazard, particularly if they are not repaired readily. Even though Portable appliance testing itself is not required by law, the consequences of electrical faults should be considered carefully. As part as a maintenance package portable appliance testing can be seamlessly integrated along with any other necessary testing, inspection and certification.

 

Certification of electrical installation work

 

It is recommended that Electrical inspections are completed at least every 5 years or when there is a change of tenancy. The test Certificate is a declaration that the electrical installation is safe to use.

This certification also provide a basis for any further inspection and testing, as they can help save on costly exploratory work which might otherwise be needed in future. 

 

Additionally, in the event of a claim that injury or fire was caused by an electrical installation, certificates are documentary evidence which help show that the installation had been installed to a satisfactory standard of safety. General services we offer are:

 

  • Residential Electrical Condition Inspection Report Testing

  • Emergency lighting installations and annual testing certificates

  • Fire alarm installation and testing – Monthly, 6 Monthly and Annually.

  • Portable appliance testing (PAT)

  • Emergency 24 hour call out service

  • Planned & Reactive maintenance packages tailored to safety and minimise shut down times.
